This Month's Insider Look: July Edition

Hello, July
The hardest number to change is the one with a story behind it.
We all have one. The salary from your best year. What the portfolio touched in 2021. What the house next door sold for in 2025.
Those numbers stay with us because they hold a good chapter. The offer letter. The year everything worked. The bidding war two doors down.
June wrote two kinds of stories on the Peninsula.
In Burlingame, homes priced on this year's numbers had offers within eight days, above asking. In Los Gatos, homes priced on last year's are still waiting for their buyer, six weeks on. Nothing is wrong with those homes. The market just reads one chapter at a time, and it is always the current one.
And the current chapter is a good one. Across most of the Peninsula, homes are selling quickly and above asking.
So here is where things stand this month.
